Experian Renews Its Facility Lease in Allen

The Allen Economic Development Corporation (AEDC) and Experian® (LON: EXPN), a global information services company, have announced a 10-year renewal lease of Experian’s Enterprise Business Park facility in Allen, Texas. Experian, one of the first companies to locate to Allen in 1993, is the city’s largest private employer.

“This is a great win for our economic development efforts in Allen,” said Robert Winningham, Executive Director of the AEDC. “Experian has agreed to maintain a significant capital investment in our community. Equally important, this will keep jobs here in Allen that will enhance our sales tax base, and these dollars will be reinvested in economic and community development.”

The AEDC worked with Experian executives to secure a 10-year lease renewal for its 300,000 square foot complex in Allen’s Technology District. Experian has several business units based in the facility including the National Consumer Assistance Center (NCAC), as well as the Decision Analytics, Information Technology, and Public Education groups.

Amphenol Fiber Systems Stays in Allen

Amphenol Fiber Systems International (AFSI) has renewed its lease to maintain headquarters in Allen at 1300 Central Expressway North. The company is a global leader in the design, development and manufacturing of fiber optic systems and products that perform in harsh and demanding operating environments. AFSI occupies 50,000 square feet of space in the Cornerstone Crossing building at Exchange & US 75 and employs 140 individuals. The company has grown by approximately 20% annually since it initially located to Allen in 2002.

“Allen provides a great environment and allows us to attract the highly skilled workforce we need. With the assistance of the AEDC, we were able to put the pieces together to maintain our facility in Allen,” said Bill Guernsey, General Manager of Amphenol Fiber Systems.

AFSI provides solutions for communication systems based in fiber optic technology and its products set the global standards in the military marketplace. Its products are also utilized in the geophysical, avionics and broadcast industries.

Graphic Converting Brings Operations to Allen

Graphic Converting, Inc. is moving their manufacturing operations to Allen into a 120,000 square-foot facility located at 300 E. Bethany Drive. Founded in 1976, Graphic Converting is an industry leader in the production and distribution of trading cards collectible game cards. The company will consolidate manufacturing operations and relocate their corporate headquarters to the Allen facility. They will create 100 full-time employment positions and 500 temporary employment positions.

“We chose Allen to be in closer proximity to RCL Enterprises/Color Dynamics, who we recently selected to meet our printing volume requirements,” said Joe Yaney, CFO of Graphic Converting. Additionally, the Allen area will enable us to attract and retain a quality workforce.”

The California-based company was considering relocation in order to be closer to their printer. Security issues are an important consideration for Graphic Converting since they produce cards that have a high collector value. In order to accommodate their needs, RCL needed to expand their printing capacity by adding additional equipment and 14 new employees.

Chuck Chalifoux, President of RCL Enterprises brought the Graphic Converting project to the attention of the Allen Economic Development Corporation (AEDC) to facilitate the relocation of Graphic Converting to Allen.

“In addition to our multi-million dollar investment in capital equipment, the space that Graphic Converting is leasing required extensive upgrades, including adding air-conditioning to most of the space as well as adding parking spaces,” said Chalifoux. “The AEDC worked closely with everyone involved to make this deal happen.”

This is a triple-play for Allen,” said Robert Winningham, AEDC Executive Director. “Not only did we fill a warehouse space that had been vacant since 2003, but we facilitated the expansion of an existing company in Allen and brought a new player to our business lineup.” Graphic Converting will complete the move into the new facility in early fall 2007.

Duke To Start New Office Development Allen, Texas

Proposed building will bring first Class “A” office product to rapidly growing area

Duke Realty Corporation has announced that it is acquiring 7.74 acres from the Allen Economic Development Corporation (AEDC) to develop a new 5-story, 150,000-square-foot Class “A” office building. Duke will break ground on the building, One Allen Center, this summer with anticipated completion in September 2007.

Located on the northwest corner of Bethany Drive and fronting US 75 Central Expressway, One Allen Center will be the first Class “A” office project in Allen Central Park, a 38-acre master-planned office development.

“The City of Allen’s vision has been to develop this property into a Class ‘A’ corporate office park,” said Charisse Bodisch, AEDC Executive Director. “By partnering with Duke Realty who is a proven leader in the Dallas-Ft. Worth market, this vision will now become reality and will provide much needed space in Allen to meet the growing demand.”

Duke’s 9-million-square-foot Dallas-Fort Worth portfolio is 95% leased and the company controls another 250 acres of land for future office and industrial projects. For the second straight year, Duke has been named “Developer of the Year” by the North Texas chapter of the National Association of Office and Industrial Properties (NAIOP).

“Jeff Turner and Blair Oden brought the expertise and credentials the AEDC required to make this a viable project,” said Kurt Kizer, president of the AEDC Board of Directors. “We anticipate this will be just the first phase of a multi-phase project in this strategically located park.”

Peter Vargas, Allen City Manager, said the recruitment of Class “A” office development has been a key goal in the Allen City Council strategic plan. “We think this is a ripe market for that type of use. With Duke’s success, we should see additional interest for that type of office development in the future,” said Vargas.

Allen is located in the North US 75 corridor, an area that is experiencing a huge wave of growth and activity. Duke is confident that this new development will fill a much-needed niche in Allen created by long commutes for area residents, increased activity in build-to-suit projects and the fact that 9 of the last 11 quarters the Richardson/Plano submarket have experienced positive absorption.

Atlas Copco Moves International Distribution Center to Allen

Atlas Copco Drilling Solutions (OMX:ATCO A, ATCO B), an international supplier of drilling equipment is relocating its distribution operations to Allen. The company has leased approximately 81,000 square feet of space for an international distribution center at 815 Enterprise in Allen’s Enterprise Business Park. Atlas Copco manufactures and distributes drilling equipment and consumables for the surface mining and construction markets, as well as waterwell, aggregate/quarry, oil and gas markets.

“This new location offers Atlas Copco excellent access to transportation routes, improving our efficiency and allowing our distribution center to support our customers in the Americas,” stated Ian Hale, Vice-President-Aftermarket for Atlas Copco. “With our plans to significantly increase our labor force over the next five years, this facility will accommodate our expansion.”

Atlas anticipates opening the new location in May with approximately 50 fulltime employees. The Allen Economic Development Corporation (AEDC) worked with the company to facilitate the expansion of their operations into Allen.

Atlas Copco, having been in business since 1871, has operations worldwide. Acquiring this division from Ingersoll Rand in 2004 added over 950 people worldwide. Currently, Drilling Solutions has manufacturing and distribution in Garland, TX; Roanoke VA; Yokohama, Japan; Xuanhua, China and Pune, India. They will maintain their Garland location.

ACH Direct Relocates Corporate Office to Allen

ACH Direct, Inc., a leading technology provider of Automated Clearing House, credit card and debit card payments processing and risk management services, today announced completion of the relocation of its corporate offices from Cathedral City, CA to Allen, TX. The new 20,000 square foot facility currently houses 40 employees and a state-of-the-art processing center.

Jack Henry & Associates Expands in Allen

Jack Henry & Associates, Inc. (NASDAQ:JKHY) has purchased 1025 Central Expressway South, on the northeast corner of Ridgemont Drive and US 75, in Enterprise Business Park, to further their presence in Allen. The company, which provides technology solutions to the financial industry, is located at 1021 Central Expressway (adjacent to the north of the newly acquired building). In 1998 Jack Henry, headquartered in Monett, Missouri, acquired the Peerless Group in Allen and has continued to expand operations here and across the country. The company was recognized by the AEDC in 2002 as the winner of the Millennium Business Award in the National/Corporate Category.

“Through organic growth as well as acquisitions, we are a rapidly growing company, with almost 300 employees in Allen,” said David Foss, General Manager of Acquired Companies for Jack Henry. The company recently acquired Select Payment of Irving, TX and will be moving those employees to the Allen campus in October. Select Payment turns checks into ACH transactions, which make funds immediately available to the vendor and replaces manual, paper-based processes.

Jack Henry employees will occupy the second floor of the building at 1025 Central while Micron Technology will continue to occupy the ground floor. Dave Noble and Randy Shipman, Trammell Crow Company, represented Jack Henry and the owner of 1025 Central Expressway in the transaction.

Advanced Optical Components Locates to Allen

Advanced Optical Components, a division of Finisar (NASDAQ: FNSR) has leased 162,200 square feet of space at 600 Millennium Drive in Allen’s Millennium Technology Park. The fiber optics component company has experienced robust growth and will have at least 150 employees at the Allen location. Advanced Optical Components is a world-leading supplier of key optical components known as Vertical Cavity Surface Emitting Lasers (VCSELs) and Detectors. These are used in high-speed communication and data storage/retrieval equipment for banks, universities, industrial campuses and hospitals.

“This facility is ideally suited for our operation,” said Danny Schoening, Vice President of Operations for Advanced Optical. “Allen provides excellent access to the skilled talent we need to continue to grow and maintain our competitive edge.”

Advanced Optical was founded in Richardson as Spectronics in 1971. It was purchased by Honeywell in 1978 and was acquired by Finisar, headquartered in Sunnyvale, CA, in March 2004.

FSI International, which located to Allen in 1997, will continue to occupy 45,000 square feet of space in the building. The Allen Economic Development Corporation (AEDC) was instrumental in recruiting Advanced Optical Components to Allen. “This is a double-win for Allen,” stated Charisse Canfield, AEDC Executive Director. “With Advanced Optical, we add another quality company to our community and retain FSI, one of the very first companies to locate here.”

Development of Twin Creeks Medical Center

JaRyCo Development, LLC announces the development of a three-building, medical office complex at Twin Creeks Medical Center in Allen, Texas. The initial building, Twin Creeks Medical Center One, a two-story, 36,000 square foot building is located in close proximity to Presbyterian Hospital of Allen providing convenient access for physicians in the building.
