Kaizen Development Partners Welcomes NETSCOUT to Its New Class A Regional Office Building in Allen, Texas

Kaizen Development Partners (KDP) is pleased to announce that it has completed NETSCOUT at One Bethany, a new state-of-the-art, 145,000 square-foot, Class A regional office headquarters located within One Bethany at Watters Creek in Allen, Texas.

NETSCOUT SYSTEMS, INC. (NASDAQ: NTCT), a leading provider of business service assurance, cyber-security and business intelligence solutions, has relocated its regional office from Plano to the facility in Allen, which is employee-focused and features efficient, open office spaces, outdoor courtyards with amenities, a fitness center, a cafeteria and a parking garage.  NETSCOUT hosted a ribbon cutting ceremony at the facility on August 14, 2018, just one day after moving over 500 employees into the facility.  NETSCOUT selected KDP as the project developer late in the Spring of 2017, in large part because of KDP’s commitment to working with the City of Allen to ensure the facility would be completed and ready for occupancy on or before July 31, 2018.

The completion milestone represents the culmination of a monumental effort on the part of KDP, NETSCOUT, the City of Allen, the Allen Economic Development Corporation (AEDC), and the entire design and construction team, each of whom worked tirelessly to shepherd the project from groundbreaking to move-in in just 371 days.  Key members of the design and construction team include:

  • BOKA Powell (core and shell design)
  • Corgan (interior design)
  • Balfour Beatty Construction (general contractor)
  • JLL Project and Development Services (NETSCOUT representative)

“We are incredibly thankful that NETSCOUT entrusted us with such a big opportunity and challenge,” said Nick Summerville, Managing Partner of KDP. “This project represents the perfect blueprint for what is possible whenever you have a great team of remarkably well-aligned professionals committed towards a common goal.”

“We’re excited to welcome NETSCOUT as one of Allen’s biggest corporate relocations in many years,” said Mayor Stephen Terrell, City of Allen. “NETSCOUT and their 500 employees found the right spot with the One Bethany location right off US 75. It offers instant access to shopping, dining and urban living at Watters Creek and will neighbor the new Delta by Marriott Hotel and Watters Creek Convention Center, currently under construction.”

JLL’s Greg Biggs, Brendan Callahan and Conor McCarthy represented NETSCOUT in the transaction with KDP.

“It was a great pleasure and honor partnering with NETSCOUT to secure their new corporate research and development office,” said McCarthy. “NETSCOUT wanted to provide a first class, cutting-edge work environment to enrich their team and the amazing work they do. This new complex delivers just that. This was an outstanding collaborative effort by everyone involved.”

KDP was represented in the transaction by Daryl Mullin, Chris Doggett and Blake Shipley of JLL. Chris Doggett and Blake Shipley also lead the leasing and marketing efforts for the balance of One Bethany at Watters Creek, KDP’s 17-acre corporate office campus that is expected to contain over 1,000,000 square feet of high quality office space at full build out.  KDP recently completed the first building on the campus, known as One Bethany East, which is a 125,000 square-foot, luxury Class A office building that is now nearly 90% leased.  Additional office development sites are available and capable of accommodating an additional 800,000 square feet of single or multi-tenant corporate users.  KDP is currently pre-leasing the third building on the campus, which is expected to contain at least 200,000 square feet of high quality office space.

Allen EDC Moves Office to One Bethany East at Watters Creek

ALLEN, Texas (June 5, 2018) – The Allen Economic Development Corporation (AEDC) has moved into 5,000 square feet of office space in One Bethany East at Watters Creek. With their move, the AEDC is capitalizing on the synergy currently taking place within the new office park being developed by Kaizen Development Partners, located at Bethany Drive, just west of U.S. Highway 75 in Allen.

“We are excited to welcome the AEDC to One Bethany East,” said Lee White, General Counsel and Managing Partner of Kaizen Development Partners. “Having the AEDC as a tenant not only exhibits our continued partnership together, but has a secondary benefit to our leasing efforts because it allows us to showcase One Bethany at Watters Creek to all corporate users considering a move to the City of Allen.”

One Bethany East is a five-story 125,000-square-foot, Class A office property that will include a conference center, training room, tenant lounge, fitness center and large, 570-space structured parking garage. It’s being built within One Bethany at Watters Creek, a 17-acre, multi-phase, corporate office campus that is expected to contain up to 1 million square feet of high quality office space at full build-out. Additional office development sites are available and capable of accommodating 660,000 square feet of single or multi-tenant corporate users.

“The AEDC has been a catalyst behind the new projects in the business park, including One Bethany East, the Convention Center and the new NETSCOUT facility,” AEDC Board president Michael Schaefer says. “We’re excited to show further commitment to the park by locating our office in the middle of these new developments.”

One Bethany East will also serve as the new headquarters for BossFight Entertainment, a renowned video game development company moving into their 13,500 square-foot space in July and Verado Energy, an oil and gas company that will locate their new base of operations within the building. Within the campus, the technology company NETSCOUT Systems Inc, will open their new 145,000 square-foot headquarters in Summer 2018. The new four-star Delta Hotels by Marriott and Watters Creek Convention Center is located across the street and will open late 2018.

“One Bethany East’s direct access to shopping, dining and urban lofts in Watters Creek makes it highly attractive to office users,” AEDC Director Dan Bowman explains. “There are very few competing Collin County sites where office employees can truly walk directly to a mixed-use center.”

Allen Ranked as Best Suburb for Millennials

The City of Allen continues to be nationally recognized as CNBC recently named Allen the best suburb in Texas in its list of top suburbs in the United States.

CNBC’s list is based off information from MONEY Magazine (which ranked Allen number 2 in the country) and includes data such as median household income and projected job growth.  Allen’s projected job growth of 16.99% was the highest on the list by a wide margin.

CNBC noted that many millennials are beginning to look towards the suburbs as they search for a home. Suburbs like Allen offer many of the same (if not more) amenities than one might find in urban centers, for a smaller price tag.

JLL: The Growth and Transformation of Allen

The growth and transformation of Allen

“Despite the ups and downs of the national economy, the Dallas-Fort Worth metroplex expands.  I find it hard to believe that at the beginning of the tech boom in the 1990s, our job base totaled 2.6 million versus 3.7 million today.  At that time, our telecom corridor was rapidly expanding and Legacy was in its toddler years. Those 1.1 million new jobs fueled the expansion and creation of many business hubs.

As we look around DFW today, new development continues to flow into established areas to accommodate our growth. Other areas, however, are also emerging as potential new submarkets.  One of those is Allen. Currently, Allen and McKinney are included in the broader Richardson – Plano submarket.  Although that combination makes sense today, it probably doesn’t in the not too distant future.

Of all the next tier suburbs in the path of development, Allen looks to be positioned for transformative growth.  Currently, the Allen corridor has about 3 million square feet of office space.  All of that is located along a two mile stretch between Bethany Drive and Exchange Parkway.”

Video game developer Boss Fight Entertainment announces new corporate office

JLL announced today the successful negotiation of a new office lease for Boss Fight Entertainment’s new headquarters. The renowned video game development company is set to become the newest tenant at One Bethany East, the first building under construction at One Bethany at Watters Creek, a 17-acre, multi-phase, corporate office park in Allen, Texas by owner/developer Kaizen Development Partners.

“Allen is an amazing city and with the addition of One Bethany at Watters Creek, it is everything you could ask for in a location,” said Scott Winsett, COO of Boss Fight Entertainment. “It has great character and the proximity to restaurants and entertainment venues as well as access to great talent made it an easy choice for us to build our headquarters and establish permanent roots here.”

“Boss Fight Entertainment is a perfect addition to the growing roster of creative, cutting-edge tenants who have made One Bethany East their new corporate home,” said Derrick Evers, CEO and Managing Partner of Kaizen Development Partners. “We are humbled that they selected One Bethany East and recognize the hard work and a commitment to excellence by everyone that made this possible.”

Commercial real estate consulting and brokerage service provider IC3 negotiated the lease on behalf of Boss Fight. The firm has been developing and implementing real estate strategies and solutions for the principals of Boss Fight since 2009.

“Multiple buildings and cities were evaluated per Boss Fights needs and goals,” Bob Ikel, President, IC3. “In the final analysis, the negotiations with One Bethany at Watters Creek developed a ‘win-win-win’ relationship between Boss Fight, the landlords and the City of Allen.”

JLL Senior Vice Presidents Chris Doggett and Blake Shipley and Executive Vice President Daryl Mullin, negotiated the 13,500-square-foot office lease on behalf of Kaizen Development Partners. Doggett, Shipley and Mullin are leading the leasing and marketing efforts for One Bethany East, which will deliver this February.

“Kaizen Development Partners is meeting the increasing demand of growing companies in North Texas,” said Doggett. “One Bethany East provides an ideal, long-term office solution with its accessibility and nearby amenities for employees. We’re proud to help Boss Fight Entertainment secure an office solution that strategically positions them for future success.”

The 125,000-square foot, Class A office property will have a conference center, training room, tenant lounge, fitness center and large, 570-space structured parking garage.

“It’s great to see a high-tech gaming company like Boss Fight choose Allen for its next corporate headquarters,” says Allen Mayor Stephen Terrell. “Not only will they enjoy a cutting-edge office building, they’ll be just across the street from some of our city’s best shopping and dining at Watters Creek. It’s the perfect location for a growing business.”

One Bethany at Watters Creek is located within walking distance of a diverse mix of shops, restaurants and high-quality apartments in the Watters Creek mixed-use development. The office park is planned for a mix of multi-tenant Class A office buildings and single-tenant build-to-suit Class A office buildings designed to meet the needs of larger tenants in a campus environment.

In addition to One Bethany East, One Bethany at Watters Creek will include high-tech firm NETSCOUT’s new regional research and development office, which broke ground in August, and the recently announced Watters Creek Convention Center and Delta Hotels by Marriott. Allen Economic Development Corporation and the City of Allen were instrumental partners to the office park’s development.
